There is no defensible universal per-square-foot price for commercial building washing. A useful bid must connect the number to a measured scope, access method, surface and contaminant, test results, site controls, schedule, documentation, and exclusions. Without those details, two proposals that look comparable may describe very different work.
The short version
Start by asking each bidder to use the same elevations, surfaces, finish standard, working hours, protection requirements, and deliverables. Then compare how each method reaches the work and controls the cleaning process. Price alone cannot show whether a contractor included test patches, fall protection, rigging, airspace review, runoff containment, restoration work, or occupied-site controls.
What actually drives the price
1. Measured scope. Use facade area, not building floor area. A preliminary rectangle estimate can use perimeter times height, but the final takeoff should separate elevations, setbacks, parapets, towers, recesses, windows, roofs, flatwork, and excluded surfaces. For example, a 200-by-100-foot rectangular building with 48-foot walls has a gross perimeter-area estimate of 28,800 square feet before openings and geometry are adjusted.
2. Access and compliance. Ground tools, lifts, scaffolds, rope descent, and drones have different building interfaces and safety requirements. OSHA requires, among other controls, certified anchorages, inspection, fall arrest, training, and rescue provisions for rope descent systems. Drone-supported work has its own aircraft, airspace, weather, ground-area, tether or hose, and operating constraints. A proposal should name the method and the controls it assumes.
3. Surface and contaminant. EIFS, stucco, painted metal, historic masonry, concrete, glass, and roof systems cannot be grouped under one cleaning recipe. Atmospheric soil, biological growth, oxidation, mineral deposits, grease, rust, and graffiti may require different products and procedures. GSA’s historic-masonry guidance requires identifying the material and soiling, testing small areas, and choosing the gentlest effective method.
4. Protection and containment. Openings, adjacent materials, pedestrians, vehicles, landscaping, water sources, drains, overspray, rinse water, and chemical neutralization can materially change the plan. Require the proposal to state who supplies water, what gets protected, where runoff goes, and which permits or local wastewater rules apply.
5. Schedule and occupied-site constraints. Working hours, tenant entrances, noise, deliveries, events, traffic, weather windows, mobilization, sequencing, and remobilization assumptions belong in the scope. Do not assume any access method automatically keeps every area open.
6. Finish and documentation. Define test-area acceptance, the viewing standard, stains that are excluded, before-and-after photography, daily reporting, closeout records, and who approves completed work. A low number may simply omit the finish or documentation another bidder included.
How drone washing changes the math
A drone changes the access plan; it does not automatically remove the height, schedule, safety, or cost consequences of a particular building. On a suitable facade it may avoid some elevated-worker or building-rigging requirements. On another site, airspace, spray drift, ground control, hose management, facade geometry, close-detail work, or weather may make a conventional method more appropriate.
Ask a drone-supported bidder to identify:
- the elevations and surfaces the aircraft will address;
- any ground, lift, rope, or manual work still included;
- airspace and operating assumptions;
- controlled ground areas and occupied-site controls;
- product delivery, standoff, test-patch, rinse, and runoff procedures; and
- weather, access, and surface conditions that would change the method or price.
Get a real number
Send the address, representative photos, target surfaces, known constraints, and desired timing for an initial scope review. A final written price should follow only after the bidder has enough information to state the method, assumptions, controls, finish standard, and exclusions.
