Soft Washing

Soft washing for EIFS, stucco, and historic masonry. Zero workers, zero surface damage.

Soft washing uses low pressure and precise cleaning chemistry to remove algae, mildew, and staining without damaging EIFS, stucco, or historic masonry. Our FAA Part 107-licensed, fully insured pilots apply it evenly across entire facades and rooflines, including the floors a lift can’t reach and the roofs no one should be walking on.

Why a Drone Wins Here

The method is the advantage

Even coverage, floor after floor

A drone holds a consistent standoff distance and application rate across the whole facade, so there’s no streaking between lift positions and no missed strips above the reach line.

Nobody on the roof

Roof soft washing is one of the most dangerous jobs in exterior cleaning. We do it with everyone standing on the ground.

Delicate surfaces stay intact

EIFS and stucco can be destroyed by high pressure and by lift contact. Low-pressure application from the air touches nothing but the grime.

Common Questions

Straight answers

Will the cleaning solution damage plants or property below?

We pre-wet and rinse landscaping, protect ground-level features, and manage runoff on every job. The detergents we use are industry-standard sodium-hypochlorite blends applied at low concentration, and we follow label and environmental requirements.

How long does a soft wash last?

Most buildings stay visibly clean for 2–4 years depending on climate, shade, and surface. Many of our commercial clients move to a maintenance schedule so the building never looks dirty again.

Do tenants or operations need to shut down?

Almost never. There is no lift blocking sidewalks or lanes, no scaffolding, and work moves fast. We coordinate windows and doors ahead of time and typically work around normal operations.

Pricing, Honestly

What drives the price of soft washing

  • Facade square footage (perimeter × height), not floor area
  • Height and access: the line item the drone mostly deletes
  • Surface type and staining severity (EIFS with years of algae takes more chemistry and dwell time than metal panel)
  • Site logistics: landscaping protection, water source, occupied ground floors, work-hour restrictions
  • One-time restoration vs. a 12–24 month maintenance cycle: recurring cleans price lower per visit
